The Advice I Gave for Years Does Not Work Anymore
For years I told people the same thing. Go bigger, faster. Bigger deals, bigger syndications, bigger raises.
That advice was right when I was giving it. It is not right now.
Rates went up instead of down. There is more distress in the market than there has been in years. What worked in January is not working in October, and if you are approaching apartments the way you did last year, you are going to struggle.
So I changed what I tell people. Today I tell them to go smaller.
That sounds like a step backward and it is not. Smaller deals are where the inefficiency is. A 30-unit property does not get the same attention from institutional buyers, and the seller is often someone who has held it for years without keeping up with the market. That gap is the opportunity.
